I like your positive thinking, but have you even analyzed the deal to determine if it's priced right? Just because someone is selling doesn't mean you should automatically be interested in buying. The bigger the numbers, the more it hurts if it's not a good deal. I would start with understanding how to determine if a deal is good or not, and everything else can fall into place after that. 

As for the money piece, syndication is the name of the game, but you have to bring at least sweat equity to the table if you have no money. "Transaction engineering" as one of my partners calls it, can get you a lot further than you think.

@Derrick E. That's a pretty narrow view. The point of hard work isn't to work hard forever. I started hand-blistering work at an age when most people we're busy playing hide and seek. And now the only occasional blisters I get are from the gym. Work smarter not harder

Don't think I'd ever want to be literally "retired". As long as I can be self-employed for the long run, and can get my lifestyle to the type of pace discussed in 4 Hour work week then I'd be fine with that. Enough work to stay sharp and enjoy the occasional challenge with enough freedom and flexibility to spend time with family, improving on hobbies etc. would be ideal for me.

Welcome to the community. There's tons of information in the real estate field; good, bad or otherwise irrelevant to your investment strategy. My advise would be to partner with people actively doing real investment and learn while you do joint ventures. Also, probably best to avoid "gurus". I'm in the DC area as well so feel free to reach out if you have any other questions.
