@Patrick Fidell If you havnt already, I would suggest reading David Lindahl’s book “Emerging Real Estate Markets”. This book is gold when it comes to learning how to find markets close or afar that may be worth investing in. The book takes you through a process of what too look for in markets, teaching you about the market cycles, what to look for at a city level, down to block by block. Pick it apart and create your own market analysis checklist, so you find it easier to know what you are looking for.

Heres something a little different to look into. While Price/Cap Rate/NOI are good metrics for an initial look into a property, the use of Cap Rate will only show you the present time value of the property at an all cash basis (Most investors are utilizing some form of financing and the Cap rate does not take this into account). With what I have learned, Cap rate shows me the stability of the property and thats it. The cap rate does not take into account any after debt-service returns (these are the make or break metrics), so this is why I do not base my analysis on Cap rates. Omar Khan has a great article on BiggerPockets that goes into more depth on this, maybe worth a look!

At the end of the day, the deals you shared may or more not work after all, but it is still good to look at the whole picture and not just knock off the top layer.

Williams While they are not directly related to Multifamily Investing, these books have helped me narrow in on other skills needed for the Industry. - The one thing by Gary Keller (How to simplifiy and prioritise your time and efforts) - Pitch Anything by Oren Klaff (How to Pitch and sell effectively) - The power of habit by Charles Duhigg - Never Split the difference by Chris Voss (FBI based negotiation) Just a few alternate books that will also help you In your multifamily journey.

@Jim Growfer From what I have learned so far Equity Multiple is a key metric that you should be looking at. This metric will show, for every dollar you put into a deal, you get a dollar plus X in return (not accounting for time). Eg 10X after 1 year is a lot more alluring than 10X after 10 years. @Omar Khan is a big advocate for Equity Multiple over other metrics. I’m interested to hear how those of you that are or have been learning about 1031 Exchange for multifamily apartments have gone about your education. I’m finding it somewhat hard to find solid and straightforward information about the process and rules. Has anyone found a good source to learn or is it best to learn from a 1031 exchange professional?
