How to find income property areas

Hi All, new to Bigger Pockets and real estate investing. Very motivated and interested in finding profitable areas to invest in. I live in Los Angeles but want to invest outside of this market because too $$$ here. I would appreciate any advice or direction on how to find good areas.

@Patrick Fidell I would look to a market that you know someone in and can get you up to speed on working class areas to invest in.  I would also look for something that is easy for you to get to. A popular choice for CA residents is Pheonix and Texas for obvious reasons. There are many other strong markets that you may want to take a look at. Once you pick a market look for B/C class assets. They offer appreciation as well as value-add opportunities. They are also most desirable for the working class to reside in.
