 I lived and sold Real Estate in the mountains outside of Denver for 10 years... stunning country, but getting into that market at the moment would be daunting.  plus, to be honest, it's become VERY crowed in the backcountry.  I loved it there, but have been angling to get back to Montana since I left Missoula in 1989, where I had also lived for 10 years.  Missoula is one of the best towns on earth, and there seems to be a ton of affordable real estate there now, and a great, growing university which provides lots of renters.  Hunting and fishing anywhere in Montana is as good as it gets.  Boise seems to be really hot now for investing; it was one of the hardest hit bubbles in the recession but i hear it's coming back very nicely and affordably... Incredible back country just outside Boise, and lots of snow up high, but pretty warm and Dry in town itself, I hear.

Bend, Oregon has Sisters 20 minutes away, which means skiing almost all year round, Deschutes river and beautiful backcountry, and the ocean is not far at all.  Really vibrant real estate market, which also crashed hard in the recession but seems to be coming back strong.  Sorry, Brandon, Washington is too rainy for me, too

Bozeman is a little pricey, but with some diligence and good hard work I feel confident that investing here is a great proposition.

If you get to Bozeman, or if you have other questions about some of these areas that i might be able to help you with, look me up!

@Bill S. what you say makes a ton of sense. I always wanted to live in CO and I love the area but it seems near impossible to get a toehold with the market like it is right now. I definitely could get a job at the Ameristar in Blackhawk, because they're hiring almost year round. 

Would $40-50k per year be enough to get started in Denver right now though? It seems like $50k in Denver=$20k in Pittsburgh lol. I definitely would like to talk more to you about the potential though. I'm quite motivated/driven, but I do have a fear of starting my investment career with the wrong move. That being said, Colorado is probably my favorite state in the country

Cost of living is low and the market is good (pretty hot right now) for either flipping or buy and hold. Economy is steady and people are moving here, not away from here.

I got married a little over 2 weeks ago, and my Wife and I are planning a road trip/camping honeymoon throughout the Rocky Mountains, within the next month or so.

I live in PA right now, but my dream has always been to live in the Rockies. I've worked for a hunting outfitter in Wyoming before and I absolutely love the outdoors(Skiing/Snowboarding/Hunting/Fishing/Camping/Golfing, etc.)

During the honeymoon I would like to be visiting some investor-friendly towns that have a close proximity to the mountains. Buy and Hold is going to be my bread and butter but flipping is also on my "interest list".

I'm looking for towns that are reasonably priced for a married couple in their early 20's. Denver was always my first consideration but the market there is off the charts right now. We have no college education but we also have no debt. I will have my RE License and I have plenty of motivation to work so I don't foresee any problems with surviving in a reasonable mountain town/city

I have a 50k/year casino job right now that I plan on using to save up enough to move West. I need opinions on some towns that fit my criteria. NW part of USA is ideal. Oregon, Idaho, Wyoming, Montana, Colorado are all good candidates. I don't like rain so Washington isn't on my list. Sorry Brandon! Lol. Snow on the other hand doesn't bother me.

For example Boise, ID has a close proximity to the mountains but doesn't seem to be outrageously priced. Bend, OR was rated Outdoor Life's #1 town for sportsmen but Bend's cost of living is starting to get pretty high.

Towns like these interest me as they seem to have some solid opportunities available for someone with motivation and the will to succeed, while also being home to beautiful mountains with hunting, fishing, and outdoor opportunities.

Also I'll be all over these states so if any BP members would like to meet up, get coffee/dinner, and B/S with my wife and I about RE that'd be awesome! Thanks for any input, town recommendations, and opinions everyone! Your opinions could be life-changing for me(powerful stuff right?)

I'd say it up to you whether or not to charge the extra $250. I don't think I would personally, but take my opinion with a grain of salt as I'm a new investor. I would "let sleeping dogs lie though" Lol ;) I would be more concerned with the fact that they got a 2nd dog without consulting you for approval first

What are some tips and tricks for scouting out areas that I am a complete stranger to? For example, if I want to move from NYC to Denver, what is the fastest and most efficient way to learn the neighborhoods of Denver and surrounding areas? I currently use greatschools and citydata for demographics, crime, school district reviews, median incomes, median home values, etc. Any other useful tools for getting a feel for the neighborhoods?

Once you have a good feel for the area how do you go about pinning down the areas that you think could potentially generate the most leads or have the best deals? Thanks for the info everybody!
