So I’m into doing my first flip and I’m looking to flip this property but my plan B on this property would be to refinance and rent it out and cash out but here is where I’m a bit unclear, I don’t have 2 yrs of W-2 or job anymore to show I qualify to be able to refinance so not too sure how the underwriting would go in this particular situation. Can anyone shine some light for me here I’d really appreciate the feedback guys. Also I do have over 8 yrs of real estate experience and understand the numbers. Thanks in advance!

I currently have a development deal that seems great in the Bay Area, it’s a land ready opportunity to build on a 22 lot luxury homes. I would like to know if anyone knows about how to take this deal to the finish line. This is new to me I mostly focus on fix & flips so this one has great potential. Hope anyone with knowledge on development can help. Thanks in advance.

Hi everyone, I'm in the Las Vegas market and I'm looking to transition from SFR flips to multi units flips going after"mom and pops" type owners or tiered landlords 10-20 units type. The problem I'm facing is how would I know a good deal vs a bad one? Understanding a good NOI with bad cap rate and vice versa. I'm new to the multi-units area. I am 100% all in to do what I need to do to find deals through Commercial brokers and going out there and finding deals. I needs some expert guidance hope I can get everyone's advice and opinions on here. Thanks in advance!

@Jeffrey Donis Hi Jefferey, when going for 10 units 20 and so on, what is the best source to find these “mom and pops” type owners and if they are distressed ?

@Arn Cenedella does one need a sponsor in order to be part as a GP for a more lucrative compensation vs just wholesaling the deal if I don’t have “skin in the game”?

@Arn Cenedella I’ve recently attended a class called “MulitiFamily Mindset” here in Las Vegas and they talked about teaching you how to become a “deal maker” where you find the deal (apartment unit) between 6%-9% and sell to other investors (hedge funds investors) either sell doors or portfolios.

The numbers sounds great as far as how much one can make. They mentioned that one can even make money in 3 different ways :

1- Acquisition fee 2%-5% of PP which is paid by the Private Investor

2-Cash Flow

3- Equity growth

This does sound really attentive to do vs SFR flipping and/or owning 5+ properties as for rentals.

Have you heard of this strategy?

@Erik W. Hi Erik yes I totally left out the Flix and flip part of this forum but I see that so many people are gravitating towards SFR fix n flips and and I'm really looking to get into Muti-unit I feel the competition is a lot less and the rewards are greater. I know that with that being said the responsibilities are a lot more as well and I'm looking to embark on new opportunities in this area.

My goal is to find opportunities and make some profits on the moment of closing not so much on the long term since I’m trying to build capital.

Hello everyone, I'm a what can be considered a new investor but have been around since 2003 -2009 as a loan officer working for a direct lender and then worked for a broker. For the past 3 yrs I've achieved raising PM with investors as well as HML. Currently I am looking to connect with highly motivated and experienced Commercial Real Estate Brokers and Investors to help me grow and seize opportunities as I know the power of relationship building in this industry.
