@Stephen Flynt I believe The gentleman was talking about negative as in negative cash flow monthly not upside down, there is equity on the property where his loan is at 700k and Valued at $1.2 mil.

Hey Frank, I live in Las Vegas and I just started doing wholesale deals or at least trying to get my first deal done. I have had a couple of appointments and tbh I don't think I'm that bad when it comes to communicating with the sellers, I mean I know the lingo and how to do comps, use my title company to get prospects through NOD/NOS leads but I really think that I need a mentor/coach through this. I truly believe that I can become very successful at this but the lack of true mentors that I can go to and get advice from has hindered me from being successful. What do you think I could do to overcome this? Thanks

Happy Tuesday everyone! So, I'm new to this deal and would like some advice. I have a vacant lot and I'm looking to wholesale it but I want to make sure it would make sense for my buyers as well as myself . I'm not sure how much it would cost to build a house from the ground up. So for example, ARV is $200k In a neighborhood that sells around that price and using the wholesaling rules @ 70% discount and minus $$$ to build, how would I profit from this?
