We have a property going under contract and wanted to know if anyone could recommend a contractor for this flip. This would be my first flip I’m just hoping I could connect with the right contractor.

@Brian Walters Vegas can vary from $15 psf (light rehab) -$25 psf

I’m in the Bay Area And my biggest hurtle is figuring out price per Sqft for my flips, from lipstick to heavy rehab. I’m looking for more of a “should cost around” type of rule of thumb to give a better competitive asking price. I know investors in Vegas and how the price per Sqft works but I’m not investing there.

So as you all may have heard about the “Full Enforced Lock Down” that the government is planning to implement, my question is to all my fellows home flippers all over California, are you going to continue to flip? The market has been pretty strong and hot, some investors didn’t seemed fazed towards the pandemic the first shut down, they continued to buy.

What would be you play of action this time around? Are the investors the sat on the sidelines still think to sit it out again or be more aggressive on flipping properties? And are the aggressive investors still aren’t going to let this faze them or has their mentality changed and slow it down in the mean time? I’d love to hear both sides to this and hope everyone stays safe and continue to prosper.

How could I find a good contractor for my flips? Is there such things as "REI friendly" contractors? I need some experience insight for this. Thanks

Hello everyone, I’m a fairly new investor in the Bay Area and I’m looking for the best way to get estimates from contractors for rehabs. I guess my question should be what’s the average price per Sqft on rehabs for investors. Looking forward to hearing from you guys!

I'm in 2 areas, Las Vegas and the Bay Area Northern California and I have the contractors for the jobs, the pocket listing from the realtors since I have established great relationships with them and also wholesalers that can get me the deals (not all are great deals) but I have that accessible to me BUT the only thing and MOST important factor I'm missing is the lending part, this is where I'm stuck. HML won't fund me because I'm new and how would I be able to get private money from to help me fund my deal? This is where I'm hanging on the wall trying to leap over to the other side. I'd be very Interested in your input to my dilemma.
