Have you been able to find a good deal? The money will follow the deal. Have you contacted any hard money lenders? Have you been to any local real estate investor meetings?

11 units for $335,000? This place must be in a very rough neighborhood. That is dirt cheap.

I would advise paying him for his time if you really value that reference, and delay the renovation. These tenants seem to be a sure thing from what you've described so losing that wouldn't be ideal. Could you just get a mortgage on the property and pull a bunch of cash out? It may not appraise for more now but leave that for the future. You already have a lot of equity you can leverage to buy a 2nd and maybe 3rd property. No sense rushing the updates if it isn't the right time in this situation.

I do a lot of cold calling, circle prospecting and cold texting. Consistently implementing these methods should produce some deals on a consistent basis. Are you an investor, or would you pawn these deals off to an investor? What market are you in?

If you are house hacking it is probably best if you avoid partners and do it on your own. Figure out what neighborhood class you are comfortable living in (A-C hopefully) and you'll have the most options to find the best deal!

If you spend a lot of time finding a good deal, you can connect that to investors, hard money lenders or others. Nobody will pass up on a great deal if it truly is one. This will help build your capital.

I would definitely advise going with an agent if this is one of your first few deals.
