Check out Columbus, Ohio which is a top five appreciating city in the US. It provides a great hybrid mix of cash flow and appreciation. There are plenty of multi family opportunities whether on or off market, and this is where I will be house hacking next year.

Hey @Quincy Holder I like that you have goals aligned with a timeline! That is a great way to hold yourself accountable and set yourself up for success. Make sure to spend a lot of time structuring your work around the ability to qualify for conventional loans (such as an FHA house hack) if you choose to go that route. Learn how to borrow money, find deals and surround yourself with others that have success in this space.

Make sure to never mix personal finances with the finances of the property. That's the best advice I can offer you.

Are you looking to purchase more property in the future? What did you pay for that property originally? The capital gains taxes will be difficult to recoup quickly from a high dividend stock I would say.

If you aren't a licensed real estate agent, Zillow and Realtor.com should be enough to give you an idea of the purchase price of properties.

I would definitely advise checking out Columbus, Ohio. It has plenty of opportunity for a hybrid mix of cash flow and appreciation.
