Single-family residence buy & hold investment.

Purchase price: $88,000
Cash invested: $16,000

Fixing up a single family home to rent out to college students in Franklin, Indiana

What made you interested in investing in this type of deal?

I am a professor at the college, and have a lot of connections with faculty and students there.

How did you find this deal and how did you negotiate it?

Worked with a great realtor (Whitney Strange), and purchased the property "As-Is." Negotiated an offer after the inspection report.

How did you finance this deal?

Conventional mortgage with 20% down
