I'm with @Caleb Brown on this. @Jared Dewey Those were the first two books I also read and are a great starting point, especially since I highly encourage starting with a house hack. The bigger pockets books and podcasts provide more than enough info to get started. Work on credit, budgeting, learning the neighborhoods around you, and practice deal analysis. Also, since you're so young it's a great time to begin networking. There are plenty of people out there that are successful investors that would be more than happy to help you. Good luck!

@Evan Oaks Hey Evan - The Midwest is a great choice for low cost of entry and cash flow. I work in Cleveland and many oos investors look here for the good prices and good cash flow. Let me know if you'd like to discuss Cleveland in more detail!

@Brian Agostinho A few things you can do are create a budget so you can figure out where your money is going and start saving more, attend meetups and network with others, find deals and bring them to people with capital to partner on. Save up to try to house hack with a low down payment loan

@Vladimir Perez Cleveland is a great market for cash flow and low entry price points. with 20-25k you could find a good cash flowing single family. Let me know if you'd like to talk more about it!

@Michael Lam For advice, network as much as possible in the area. Attend meetups and message investors/realtors/wholesalers. These are the people that can bring you good deals and advise you on the areas of Cleveland. 

Cleveland is a great place for cash flow!

@Tyler Torres What's your end goal? Do you want more appreciation or cash flow or a mix of both? IF you're looking for cash flow with lower entry points the Midwest is a good option. We have plenty of investors from California that invest in cities like Cleveland and Columbus.

A positive from this experience is you can use it to be more successful on your next house hack. If buying in the same area you'll know of what issues can come up and be better prepared to look for them or budget for them when analyzing houses. Be aware of the issues you're seeing in older houses and make offers that incorporate issues that will surely come up in an older house.

You should rent out all rooms and make it known that the bathroom will be shared with a roommate. I've mainly used Zillow or FB marketplace
