Stand your ground. Charge them a late fee. And if they don't deposit the rent and ask you to pick it up, charge them a fee for picking it up. Your time is valuable.

BP is a great resource, go to the education section and learn as much as you can.

Also, try to attend local real estate investment clubs and real estate related meet ups and start networking. Of course, BP is a great place to network as well.

Not sure about brands, but try to find an appliance wholesaler in your area. You can get great brands at deep discounts.
