No one knows the answer, but if the beginning of the current 7-10 year real estate cycle was 2010 that would mean we are really close.

Jennifer: Yes, I would go with white or a light beige. You want a color that is generic.  Buying white will also be cheaper and is easy to replace in case a tenant breaks a tile.

Also, make sure that you invest in a grout sealant. It will protect the group from getting dirty and make the floors easier to clean.

I would recommend using tile. It's easy to clean and durable. With carpet you will have to constantly spend extra money cleaning it and you will need to change it frequently.

I would think that you would have to do another closing to put the property under the LLC. My advice would be to contact a real estate lawyer or a corporate lawyer to help you out with that. But you definitely don't want to leave it in your name if you were to rent it out. The risks outweigh the rewards.
