To make this clear, I am looking to purchase a primary resident. Even if i go with an FHA 15K wouldn't be enough unless I get in a 3% program. That being said, if I would like to go conventional route, what are my options for down payment assistance if I need 10K vs. 60K. Any options?

@Steven Wilson I wouldn't mind getting into a 3% down loan with no PMI if I knew who offered them or their names lol. Is that the hme possible loan you mentioned? I am looking for a single family home just in case that makes a difference. What were your numbers for your Duplex if you don't mind me asking. Is your taxes included in your mortgage payment? Paid into escrow?

I am looking to purchase a home for $400,000-$450,000K but am having a rough time come up with that 20% down. I don't want to use FHA due to insurance and taxes being rolled into my mortgage making my mortgage higher then it evidently should. Any ideas? Only have about $15K on hand. What are my options for the other $65K?

Good evening all!

What I am looking to do is get out of my FHA by cashout refi, use the cash for a down payment, (where I live I can get into a Multi-Unit home with FHA with just 3K down) and get into another FHA for another home. Wise/start idea? If so, was looking to do that until a positive cashflow(again where I live after 2 homes I'll be at a surplus of about $700-$1000 a month. If not, how should I acquire my 2nd investment property? Thank you all in advance for your responses!
