REO Single Fam in PA - How to effectively negotiate with a bank?
Hi all. I am a new real estate investor in PA. I'm currently looking at a REO SFH in PA, I would like to know of there any way I can negotiate a 20-30% lower offer to the bank? I am anticipating $25,000.00 rehab costs. Do banks negotiate offers at all? Do I start with a lower offer? Any help will be greatly appreciated.
Here are some numbers
Bank List Price approx $130k
AVR comps $165k
Rehab cost approx $25k
Rents for $1600 p/m plus utilities (owner pays water/trash/sewer)
