Calling the seller as a wholesaler

Hi everyone,

The name is Isaac, and I am new to bigger pockets. Originally from Charleston, SC but moved to Charlotte, NC a few months ago. I want to know, or hear some ideas, on how to handle that very first initial contact or phone conversation, to a potential seller. I know you want to make sure that your talking to the seller, and or if the title is clear, just to name a couple. But what other information do I need to gather? What information do I need convey? Should I take a straight to the point approach, or take my time with it? How do I eliminate the intimidation factor? Could use some help or advice on this one. Let me know what you all think, and happy investing.
