I use a 3D camera made by matterport. You’re able to control it via iPad, very easy to use. I’ve had great success with this. I put a link of the tour on the MLS allowing prospective buyers to walk through the home online. It weeds out a lot of people, since buyers can virtually walk the home before they come out and see it. I can send you some links of tours I have done.

Hi Maxwell, in my experience the best way to get through the “introduction” phase of real estate sales was confidence. I always make sure I’m sharp as a tack to the areas and what’s available on the market. I’ve found out that all my clients have followed my advice without question mainly due to me sounding confident in what I’m saying. I never told anyone that I was new in the business. Whenever I don’t know an answer, I just say “great question, let me find out for you.” Most people understand you’re not going to know every answer in the book and appreciate you saying that rather than lying. One huge lead generator I have found is through posting pictures on FB of my clients in front of their new home.My clients usually “share” the post and then it gets broadcasted to all of their friends.Best of luck to you!

If he desperately need the full purchase at the time of closing, then the lease option possibility  is out of the window.

If he doesn't, maybe the lease option is a possibility.
At the end of the day, it is not just what you want. It is also meeting the seller's needs and making sure that it is win win situation for you and him.

I am looking for a creative way to ask homeowners if they will consider a lease option/ owner finance. I don't just was to say " will you consider a lease option with a large downpayment." I need to find more value to that question so it sounds more appealing to homeowners. Thanks!

I am looking for ideas on creative financing buy & hold properties. I am not bankable, as I have limited credit (not bad). Hard money would be my next option, but obviously the interest rates wouldn't always work out and I would need a 15 year term. Any ideas?
