How to ask homeowner if they will consider a lease option

I am looking for a creative way to ask homeowners if they will consider a lease option/ owner finance. I don't just was to say " will you consider a lease option with a large downpayment." I need to find more value to that question so it sounds more appealing to homeowners. Thanks!

I agree with Patrice Penda the first step is to find out what the seller needs from the sale. If they don’t need the cash the phrasing I use is “if I could give you some money now, make payments and then cash you out sometime down the road, would that work for you?”
