Sell house or keep for cash flow?
Let say you finally pay off your mortgage on your house after 15 years. Would you sell it and reinvest the profit into other properties for greater profit? Or let it continue for the significant cash flow it provides?

Refi, take all of the 75% of the ARV you got from this property and buy rehab #2. Then refi that one, and repeat until tired. Refi the last house and you have an extensive string of rentals, by USING not SPENDING your refi money (equity at work), and when you refi your last property...keep the money. It's in the form of a loan, and not taxable income now.
