Check this link out. You will need to research where to rent one. The page is just a reference to the type of equipment that will do the job.

Tell anyone you speak with that you are looking for a lock that is a 8" Lock-Body Mortise. Be sure to mention you want the deadbolt option. Also keep in mind depending on which lock you get you may need to purchase a new cylinder (pic) and have it keyed too. Most people forget to order them thinking the old one will work. 

Cost for the ones I am used to working with are more like $650 and up to purchase as a heads up.

@Account Closed gave you a very good advice on how to handle contractors. 

He touched on one of the biggest things when involving multiple contractors giving costs. That is having the Scope of Work written out. You want contractors bidding apples to apples. If something is mentioned to two of the contractors verbally and not to the third you may see the thirds bid as the lowest. If you accept it you may not get the nice tile job you thought was in the price. 

Having them commit to a set schedule and dates is also a great tip from Steve.

If you already know about the contractors you are getting pricing from, have all three come look at the job at the same time. That tells them they will need to compete for it if they want it.

Flooring is a great way to change a room and the systems sold by stores like Home Depot have become extremely easy to install. They even offer clinics on how to install some of those products.

Light fixtures and ceiling fans can make a big difference. 

When it comes to things that could potentially do damage to a property like plumbing and electric (fire$ and flood$) you may want to seek out someone with the experience. I too use Youtube for many things but I would way on the side of caution when it comes to certain types of work. If your interested in learning those types of tasks it is best to do the work along with a professional.

@Julie Thevenow  I like that the trim is the base color of the flooring. Looks good.

Hello Everyone. I am from the Cleveland area and are very familiar with it and most of the suburbs. I have over 20 years in the construction industry and currently a Superintendent for a General Contractor.

My interests in Real Estate go back decades. I have decided to quit talking/thinking about it and get my butt moving... After reading books and websites ect, my plans are to start going to the Cleveland area REIA meetings and reaching out to others in the Real Estate community.

Right now I am leaning toward multi family housing buy and hold.  (to start)

BP is a tremendous resource and am glad to have found it. The forums, blogs, and podcasts are all great. Thank you and I look forward to getting to know the people here.
