Read all the background material available here. There is a lot. This will take you some time.

Join your local REIA.

After maybe 90 days, you should be ready to do something. Stay away from GURU's, who will want to charge you big bucks.

I think the Florida Department of Business and Professional Regulation should get involved. Um, did you say "dong inspections?"

I have no idea about other states, but in Florida, I consistently do better than that for my buyers. I have a turnkey available right now that will double that. 

I think it also depends upon the type of house. A "Pretty House" that is worth $200,000, will probably throw lower ROI than a bread and butter house, that is worth $60,000, in my area.

This is all SFR discussion. When you add mobile homes on land, the numbers are often better.

With condo's, the ROI is usually lower. But maintenance, rent demand, resale may be more favorable.

You're totally right. There would be no damage, with security guards.

I remember when I was a college freshman. We had these Formica desks that were indestructible. We couldn't even carve our initials.

My roommate learned about Thermite, in Chemistry Class. (Look it up.) So, he brought some back from class one day-just as a scientific experiment? Pure science.

He lit it off in a glass ashtray on the indestructible Formica desk, in our third floor dorm room.

That stuff ate through the glass ashtray, through the Formica desk, through three concrete floors, and ended up down somewhere in the dirt, under the building, I guess. Or maybe it is still burning down.

Give me the address of that Animal House. They might need to know about this stuff.

Ha!  She was a sweet little blue hair lady. She told me about her grand daughter. We had a nice talk.

So, assume you find a good deal to wholesale. (And that is no easy task.) You go to a buyer. You say, 'I have this deal."

He says, "And who are you? How much experience do you have?"

And you say, "This is my first deal."

How does that work? My point? Wholesaling is a business for experienced people-contrary to what the GURU's say. You have to have some tread on your tires. My opinion.

So, my phone rang, this morning. A sweet little old lady said, "Hello. I just received a letter from you. My name is Lucy O."

I said, "I remember writing to you. How are you?"

"I am fine."

'Please tell me about your house. Does it have a mortgage?"

"No, we paid it off before my husband died."

"Is it occupied?"

"Yes. I live here."

"Are you thinking about selling?"

'Heavens no. I have lived here all my life."

"What is your situation?' (This is my favorite question.)

"I have no situation. You wrote me this nice letter and said you would like to talk with me, so I called. What is on your mind?"...
