@Gregory Taylor Awesome! Sounds like a deal you could definitely wholesale. Even if you advertise repairs to be ~$20,000 I think you could wholesale this at $65,000 for sure.

@Shawn C. When it gets into the advanced level books they become much more specialized. What asset classes and investment strategies are you wanting to learn about. Here is a list of 5 general books that are a little more advanced.

1) The E-Myth for Real Estate Investors (Tells you exactly how to set up your business)

2) Landlording on Autopilot (Best book I have read on property management)

3) The Pre-Foreclosure Property Investor's Kit (Great for learning how to purchase properties before they get officially foreclosed on)

4) The Complete Guide to Buying and Selling Apartment Buildings (Great for apartment investors)

5) The Unofficial Guide To Real Estate Investing (In depth overview of real estate investing strategies)

@Aaron C. Try offering a really short inspection contingency period. The biggest hindrance your offer provides is that the seller automatically thinks it is going to take forever for you to close. Try your best to convince them otherwise, short inspection period does exactly that.

@Kevin Pereira It is definitely a hot market right now. Would recommend to stay disciplined and keep making offer that meet your standards. Also try reaching out to some local wholesalers to see if you might be able to get access to some off market deals, typically wholesalers are looking for cash buyers but if you are able to move quickly on a deal they might go with your financed offer, worth a shot.

@Gregory Taylor At first glance seems like a great deal for either a flip or rental. Big question is what comps are you using to back up you ARV and what kind of repairs does the property need if you were wanting to list it?

@Nicholas Groover Definitely possible to wholesale a property like this but would recommend to read all of the fine print in the contract. Typically mortgage companies and banks will include a line in their purchase contracts that says you can't assign the contract.

@Sean Dean In our company's experience there is nothing like investing on your own turf, having a boots on the ground presence really helps you understand property values and trends. We have tried virtual wholesaling before and not had much success. Would say best strategy is to develop and hone an amazing system in your home market and then try to graduate to other markets.

@Somaya Abdelhadi Definitely would say you need some sort of boots on the ground knowledge before trying to tackle a deal like this, especially in Memphis where there are areas of town you really don't want to buy in. I would recommend to maybe reach out to "Memphis Invest", they are a large turnkey operator down there that would have an appetite for that sort of deal.
