@Matt Bailey Appraisers are going to be looking at properties that have sold nearby recently to establish the value of your property. Specifically they are going to care about bed and bath count, square footage and quality of finishes in bathrooms and kitchen. My advice would be to see what houses nearby that have sold for the most have and look like and then copy that.

@Peter Philando Sirote & Premut handle the vast majority of foreclosure sales in the counties you listed above, so you can check their website for upcoming auctions. Unfortunately, the only way I know of to check the results is for Montgomery county and it involves getting an online account with the probate office that costs ~$10 per month and allows you to view deeds online. You would have to look up the most recent deed for each property a few days after the auction to see the result.

1) Montgomery in general is a great market for cash flow rentals but you should not expect any appreciation has the population is not growing.

2) Best zip codes for safe rentals are 36109 and 36117

3) I would avoid anything west of I-65 or South of the East-South Blvd. However, there are also plenty of terrible neighborhoods sprinkled throughout any zip code in Montgomery.

4) My investment strategy in the market is to buy 3bd/2ba brick ranches in safe neighborhoods for $50k-$65k that rent for $800-$1,000

@Keoki Kimzin I would love to help you with that. I am a realtor and investor here in Montgomery. There is a lot of opportunity right now in the Montgomery market, but you definitely have to be careful with which neighborhoods you invest in.
