Buying a property and not inquiring what aged all and Sr star was. I did my poor analysis based on what a senior was playing for property taxes not to mention that capex, vacancy, and repairs didn't exist in this analysis. My mortgage ended up being $1000 more than I expected so my house hack(didn't know this was a thing at the time) didn't reduce my monthly housing expense from when I was a renter.

I have a degree in Computer Information Systems and I'm not sure how that helps me with my investing since I've learned 90% of what I know about computers on my own.

@Bijou Diaou I wouldn't do it, I learn better by doing. I read a bunch of articles books and listened to podcasts at an insane rate of at least 5 a day. I was actively trying to do deals while I was learning since about September of last year and didn't get a deal until March of this year. I have learned things from each of these actions. But if you're the type to need a teacher to learn then you should pay for the coaching.

I got a two unit property in Schenectady done for 8000. This included 2 new breaker panels and the complete rewire of two three bedroom units. The square footage of the property is 2128.

I found a deal on the MLS, I offered a little over half of what the property was listed for and they accepted it. When they didn't counter the offer I felt like that was too easy, makes me think I could have offered even less than that. It was still a great deal though.

@Ryan Hanrahan when I was talking to a seller about potentially buying his property I built rapport with him and found out all his pain points. I got a sense of what price he wanted and offered him a little more than he wanted with no money down to do seller financing at 8% for the first 3 years and increase it to 10%(the property was a sub 50k property so I used a higher interest rate which had little effect on the monthly payment) in years 4 and 5. It's amortized over 30 years with a balloon payment in 5 years. I had no intention of keeping this loan for more 1 year before I refinance to a better rate.
