@Dominique Palmer I currently have a property on the market and I've run into this same problem. I just schedule everyone to view the property on one day of the week. If I schedule 10 only 5 will show up.

@Shannon Staff in my market the section 8 inspector was more concerned with windows that aren't cracked that could open and lock, a stove that works, testing carbon monoxide and smoke detectors.

@Mairim Aguayo it all depends on the type of financing you do. If you go and get a conventional mortgage where you would get the lowest interest rate your student loan will count against your debt to income ratio. If you use an investor friendly lender they will use the rent from the property to determine if it can service the debt and won't care about your debt to income ratio. For this type of loan you would pay higher interest.

I did some driving for dollars in the area my cousin lives and there are a lot of distressed properties so there's definitely opportunity for fixer uppers. I haven't completed my deep analysis of the area yet.

@Ned Carey I recently spoke to someone at Lima one and they said the property has to appraise for at least 75k that's their cutoff.

@Marcello Di Gerlando I've found a few of those lenders but they have a minimum loan amount and this particular property doesn't meet that requirement.

@Lee Mast Thanks, I've gone down all those avenues, I forgot to mention that I no longer have W-2 income and I've only been self employed for 1 year so banks don't want anything to do with me right now.
