Hey guys, I just bought a duplex and it could use a little upgrading does anyone have any wholesaling websites, or ideas that I can do so I don't spend a boat load of cash updating my duplex?

Hey Aaron,

And yes. It will be a owner occupied dwelling for now. Comparables in the area according to rentometer.com was saying that yes, we could ask for 1100 if we wanted to. That's if someone is willing to pay that. But it is a duplex area.

Taxes are = 4478.... That's the only killer.

Hey Guys! Finally made it to Wisconsin and I have been on the prowl for multifamilies in my are. After carful consideration, and looking at many duplexes and fourplexes, the wife and I decided that we will get a duplex for now, and fourplexes later. I have ran the numbers on this duplex, and although it's not the greatest investment, it's one of the nicer duplexes to owner occupy that I have seen. Please let me know what you guys think.

I understand where you are coming from, and usually I search the vast amounts of information on BP before I post a topic, but the information was vague, or not exactly what I was looking for.

So when you say "4 or less units are valued by comps" do you mean, based on the single family home comps in the area that have sold, or the multifamily units comps that have sold?

how does one put a value on a Multi-Family house? I was just chatting with the wife, and she brought up a good point, if regular single family houses are valued by the comps in the area, how does a MF get its values from?

I almost forgot the fact that houses were cheaper in the 80's when interests rates were at 10-12%. I am just going to have to be weary of what I buy when I land in Wisconsin.

all great points. Thanks Will, Pat, and Bill for the info, as I will take this to heart.

Brad T, I am saving the 80k because I currently live in Tacoma WA, and we will not be living here forever. The wife and I talked about it, and we would rather save our money, and use our VA loans to buy a couple of duplexes, and use the 80k to use for conventional loans in the form of triplexes and fourplexes when we move to Wisconsin. They would net us the 2 duplexes, as well as 3 or 4 triplexes or fourplexes when we move up there. Also, it would save on spending for a property manager if we were to invest here in Tacoma, where the prices are high to begin with.

Hi guys,

So, the wife and I were talking, and I brought up an interesting point. How did fellow investors, or our forefathers if you will, become successful in Real Estate when interests rate were high? I.E. 10%-12% interest rates? Wouldn't the idea of getting a low interest rate be ideal in getting into the RE business?

I say this because the wife and I are saving 80k by next year to buy several fourplexes and I can already see the interest rates rising. I am just preplanning now, to set myself up for when I have my 80k to blow lol.
