Value of a Multi-Family house

how does one put a value on a Multi-Family house? I was just chatting with the wife, and she brought up a good point, if regular single family houses are valued by the comps in the area, how does a MF get its values from?

In the most simplistic terms, 4 or less units are valued by comps.

5 units and above are considered commercial and are valued by the income the property generates.
