Thanks for the reply. Hey, in order to have access to the MLS site, isn't there a premium that one still has to pay in order to continue using the MLS benefits?

That's actually not a bad idea. I thought about doing the same with discounted items at rummage sales, or at discount stores. But prices online are competitive, that I wouldn't make anything. If only I knew of a certain item that people are willing to buy for top dollar, that I could get for cheap.

Hey Trent,

So, I was on the CCIM website, and it looks tempting. Although, unless I just can't find it, or I'm looking at it wrong, I cannot find the basic requirements to be dubbed an actual CCIM? Are you a CCIM? To me, it's just not laid out easy enough to figure it out in my own. Would it be best to just contact an administrator on the website to see what the requirements are, write down the classes, and simply complete them, and go from there?

I have my Bachelors degree, and I remember going into my administrators office (Or counselor) and she would just tell me what classes to take next, and 4 years later, I was done.

Maybe you can shed some light for me please?

What are some side hustles that my fellow BPers are currently involved in?

I need to get into a side hustle to make some supplemental income while I wait until October 2014 to start my RE business. I've thought about Mary-Kay, and Herbalife, but my networking system here is slim to none because I have only been here about 8 months, and I don't know anybody!

So do tell, what side hustles are you currently involved in?

Hmmmm. Guess I gotta start praying to the RE Gods huh. The only crummy thing about all of this is, we locked in at phenomenal APRs on both of our houses (3.14, and 3.31 respectively) and looking 5-10 years down the line, refinancing would be out of the question when it comes to lowering our mortgage and boosting our rent because rates are rising! Is this logical thinking, or is their an alternative?

Nicely done Jon and Rich!

It all makes sense, and maybe I'm psyching myself out by thinking my 2 houses were assists. I fall under the "Accidental Investors" when it comes to RE investments. All I can hope, is that my rent is paid in time, my maintenance costs stay low, and I take off with my Duplex/Triplex business come next year. And like Jon said, I need to gain equity on my homes, refinance, and start collecting passive income.

My homes are liabilities :(

William, Jon, thanks for the answers.

Basically I wanted to get y'all's opinion on the matter, without giving out too much information first.

My home in AZ is currently rented with great tenants for the past year. I make zero ROI on the property due to the mortgage and rent are exactly the same. As far as the house in WA, it is in the process of being rented, and there again, I will only make about $25 on a ROI. I would conclude by saying that both my houses are assets because somebody is paying it off, but then again, maintenance and other issues are strictly out of pocket :/

What is the best RE investment degree/license/document/title to get or earn?

E.G Property Manager - or - Real Estate agent or - Mortgage Broker

I'm looking to get involved in getting a "title" but just not sure which one would benefit me better as far as Real Estate Investing goes.
