Good morning. 

I wanted to look into getting involved with a mentor when it comes to short-term rentals in FL, but my question is what should I expect from the mentors if I work with them. Business is new to me and it's scary but I want to make sure I get the best advice as possible. Thank you.

So I am one that you call an over analyzer and end up analysis paralysis; but I want this. It's all I talk about and thing about. The fear does stop me but I want to do this. So, I live in PA but really want to purchase a property in Florida. Especially in the area where my family and I love to stay. Kissimmee, FL. There is a real nice community that is still building to this day. I have asked for price of the different units they have. I asked if they work with agents; they told me yes but that I can but directly from them. Has anyone dealt with that? Also, do I need to apply for STR License in order to do short term rental in Florida and does me living in Pennsylvania have any effect in that? Also if any one can recommend a mortgage broker or any loan possibility where I can apply for the pre-approval and see how much I qualify for and I can see how the numbers work for me? Also, have anyone purchased a property thats not in a gated community and fixed it up and has turned it into a STR as well... Which way is the best to go as a first time rental investment for STR, buy a property in a gated community already built and ready to go or find a property (for a great deal) and rehab it and then turn it into an STR? I'm sure I will read different answers but I can't wait for the response. Thank you all for any help you may provide me. Like I said, fear is stopping me but I know I want to do this. - Jose M. ... Afternoon everyone,

I was wondering if anyone had this experience before and/or if it was allowed. Have anyone worked with General Contractors that will do a walk through with you (investors) before purchasing a property and possibly give you an estimate on the rehab? Good morning everyone. I am a brand new investor, if that what you want to call it. I am in search of my first property investment. I decided to with rental property because I like the four wealth generator that it can provide. My question is, "Can number be too good to be true"?... Reason I ask is because I am very nervous and scared to get into something new like this. So when I punch in the numbers using the tool, there are numbers that show really bad result , which is kind of a relief to me because it gives me an excuse not to do it; but i have come across some deals that seem just too good to be true, and it makes me really nervous. "I want to do it. Go for it. Have to start some time, why not now?"   Then all of a sudden, "but what if it doesn't work out? What if I put in the numbers wrong?" ... See where I'm going with this? So please any advice would be highly appreciated. I really hope I can get over this hump and get my first property soon. Thank you.     -Jose M
