Are the numbers too good to be true?

Good morning everyone. I am a brand new investor, if that what you want to call it. I am in search of my first property investment. I decided to with rental property because I like the four wealth generator that it can provide. My question is, "Can number be too good to be true"?... Reason I ask is because I am very nervous and scared to get into something new like this. So when I punch in the numbers using the tool, there are numbers that show really bad result , which is kind of a relief to me because it gives me an excuse not to do it; but i have come across some deals that seem just too good to be true, and it makes me really nervous. "I want to do it. Go for it. Have to start some time, why not now?"   Then all of a sudden, "but what if it doesn't work out? What if I put in the numbers wrong?" ... See where I'm going with this? So please any advice would be highly appreciated. I really hope I can get over this hump and get my first property soon. Thank you.     -Jose M
