Probably a manufactured home place there without permits or not attached to the land. Remember manufactured homes, mobile homes, etc. Can be considered personal property (just like a car).  They get registered/sold/bought through the DMV. 

So that is a possible scenario as to why there is a house there that is not registered with the county.

I would investigate before moving on with it. Does it have power, water, I am assuming it has some form of septic tank.

Hi Aqeel,

I am doing the same thing.  Decided to go the Real Estate License route in order to work with a team that I can learn from.  The advise I have received so far is that you get what you put into it.  If you go full time on this you will do well and improve year over year. If you this part-time maybe not as much.

Hello!

My name is Jose Torres and this is my first post here!  

They say that things in life happen for a reason.  I believe that! For the last 2 years, I have been planning on going into Real Estate Investing.  I am a former IT Professional with a nice network of contacts that I have accumulated over the years.  But I never pulled the trigger.

I was recently "downsized" so this has created an opportunity for me to go full time into real estate investing.  I figured this was my kick in the pants to get moving and follow my dreams.

So I am sitting for the Real Estate Licensing class July 8 and starting my journey.  I am really excited about doing this and have a high degree of motivation to go all in as this now will become my full time job!  Talk about motivation!!

Love to share my journey with you all.  Also appreciate any feedback or advise on the process, things you experienced getting started, best companies to go work for, etc. I am big on learning from other people's experiences.

@Daniel Lynch you are not married so I advise you not to behave like you are. If she wants to live with you, set the precedent that you have to share both in the good and the bad. This speaks to accountability not only on the relationship but also with how the two of you will manage your finances going forward.

You are both looking to save money by sharing expenses. You are living together for a mutual benefit.

Do not be afraid to have this Crucial Conversation with your girlfriend. It is an important one.

Congratulations!!  I am starting a little later than most, but if I could match 100 properties in 3 years, that would go a long way towards early retirement!  Thank you for opening the possibilities!

Depending on your property I would advise you asking for First, Last and Deposit. Each in the amount of the monthly rent.

I had a situation where I had a tenant that I only asked for first and security deposit, on a high-end home.  He left without paying the last month rent.  There were repairs in the amount of $1650 that I had to do to the house in order to reset it for sale. To claim the deposit you have to write certified letters to the old tenant and try to collect and also inform them that you will use the security deposit money for the repairs.  My tenant never accepted the certified mail letters.

So going forward my mode of operation is to ask for all three: first, last, and a security deposit.
