Hello out there,

Real Estate is a wild web.  There are so many individuals here with several state of mind.  

I would like to know what kind of relationship you are trying to build.  There are so many branches for investing.  long hold, fix and flip, short term, mid term and so on....  You said you are a teacher. You can find some extra time to learn investing and jump in.  Definity need some education before jumping in.  I am a Licensed Broker for almost 30 years and doing fix flipping now in New York.  Not easy but doable.   Good luck

IN my opinion, these are very high level coaching and mentorship.  You are being a new investor starting out, there are several pupils  in YouTube give out FREE contents and classes.  
Check out all of them.  You can learn a bunch from that and try to put them into action.  I will say, make some money first and spend for these mentorship.  I am not saying that they are BAD>  They are very high level coaching.  You are a beginner.  You will be lost.

Someone said that Louisville, Kentucky is a good place to invest. There are several cities in mid-west you can find good properties.   

You were asking about positive cash flow and appreciation.  There are A, B, C and D areas.  If you buy in A area, you will get good appreciation and less cash flow.  If you buy in a D area, you can get good cash flow but less appreciation.  So you decide, which one you want to go for.  If you are planning to hold the property for a long time, you should buy in A or B area cuz it will appreciate down the line.  Otherwise, go with B or C area.  Better cash flow with slow appreciation.

 New York is a tenant friendly State.  If you stuck with a non-paying tenant, it will take months, sometime close to a year before you can evict them.  You can do your due diligence on an existing tenant to make sure they are paying tenants.  Good luck

Which city you went to school in LI ?  

I am fix and flipping for last 7 years and I started as a licensed broker in 1991. Have lot of experience as a broker.   You really have to know how to price a home before and after reno.  Also renovation cost for that you need real live experience.  Fix and flip is a good business as long as you can figure out the numbers which is the difficult part.   I suggest you to work with an experienced flipper to get some experience before you start doing yourself.  Big hurdle in Fix and flip model is to find a dependable and honest contractor.

 This is true upto a point.  But if I buy something in a C neighborhood and get no income for three to nine months, how can you make the numbers.  Tenants can stay in your apartments upto two years or more without paying a single penny in some area in New York.  So area definitely make a difference

Since you are flipping the house, you need to find the cost and the return on your cost. If you spend $8000, can you get at least $12-$15K more cuz you installing the heater. ARV is depending on the local area. I recently spend $!@K for a tankless heater and I got $20K more when sold due to that new system.

Hello All-

New to Bigger Pockets (2023) and REI. As someone that's worked in corporate america for too long, educated and successful, I've reached a point in my career where I can fully committed time and effort to becoming an REI. It's something I've always been passionate about but limited bandwidth in the past.

This year, I’ve joined forums, listened to podcasts, read a couple of books about MFH and flipping and even begun studying for my RE license to gain additional knowledge about the industry.  I share this because while still working F/T, I’m fully committed to becoming a REI, have a good foundation of knowledge but looking for someone that would be interested in becoming a mentor to help me pull all this learned info together and apply it without getting analysis paralysis  Looking at a couple hours a week of support.

Currently based in PA. Recent transplant from Chicago & NYC.
