 NO.  You have to give an exclusive right to the agent to sell the property.  Experienced agents do not like work on OPEN listings.

Looking at your "plan", I can tell you that you took some classes and paid some good $$$ for education. Looks very good in paper.  Being this is almost August 2024, you got 4 months to do make $200K. And it seems like (to me) you are a starter. I am in the fix n flip niche for last 10 years. If you work really hard and change the date to 2025 it can be achievable. Otherwise I have doubt. Not to discourage you but I want you to be realistic.  fix n flip niche is not that easy like all the GURUs out there presenting it to be so easy.  Real Estate investing is a long journey not a "get rich quick  phenomenon.  Good luck.  Happy to help in any way I can.  Reach out.

This is not a straight answer to your question but this is an answer for your next project. When you buy the property to fix&flip, you always add Realtor fee as part of your closing cost to calculate the MAO. I always do that. Real Estate Agents bring more buyers to your property. More buyers=more offers. More offers=higher selling price. If you are planning to stay in the Investing field, you need good real estate agents to help you in several ways. Try not to be penny wise and $ fo----sh. Good Luck.

Now answer to your question.  You can try to advertise the property in Zillow or FB marketing place or groups and try your luck. Hopefully your house is on your backyard.

I am doing fix&flip in NY for last 10 years.  Due to the high price range in NY to buy properties, I decided to go out of state and  chose Detroit.  I am locating some properties there and looking for some contractors to work with me.  I would really appreciate if you can recommend some contractors who work with out of state investors. Thank you in advance

I am a single family  RE Investor.  I come across a person who has a commercial strip of 7 stores free and clear worth around 2 Mil. Seller i hesitating to pay Capital gain tax as a lump sum payment.  He is willing to hold some mortgage.  How can I structure the deal without any money from my pocket.   Pls advise
