From my expereince it's mostly wholesalers generating their buyers list and most wholesalers want cash or hardmoney.

The county provides sales data for a specific property but every county posts this information differently. They update that information as soon as the property was sold and recorded. Curious, why wouldn't you use sites like Zillow for comp data?
