@Jessy Moser if the tenants cannot have rent increased and you are not 100% occupied it’s only worth the 200k. Especially to someone who has to get it occupied or perhaps find a different use for the property. 1% at 100% occupancy plus in a growing market where you can turn over tenants without fear of not finding the next one makes sense. I’m not well versed in Crosby although I’ve flipped land there. But you would have a better sense than I as an agent as far as growth and appreciation

@Kyle Plants it’s called probate, your county courthouse should keep some sort of record. Some cases don’t make it to court, in that case mailing obituaries, asking estate sales or funeral homes for referrals are not bad ideas. It’s whatever you can stomach

 Of course you don't. There wasn't a chance that you were going to change your mind about anything. That's what makes this and all posts like it such a colossal waste of time. 

This is just the latest flash of wholesale hate. It's nothing new, certainly not original. But the wholesalers are still there, good and bad..... Right along with good and bad flippers, landlords, and *GASP* good and bad Agents and Brokers. 

If your opinion helps you to sleep better at night, more power to you....at least that isn't a waste.

Ok, I’m here. Hope the popcorn is still warm. Sorry I kept you waiting. Yes, the market is full of fresh off the boot camp “wholesalers “ you answered the negative of your own question. Everything else you mentioned is also super accurate. As far as not bringing any value? Ok I can see that. I’m sure most aspiring part time flippers have a cousin with no job solely looking for leads. Or just drop money into already existing list/mailer machines. These are options. As long as there are gurus there will be these kinds of posts. What’s the next question? Why do I coach and why am I different? If I agree, why am I breeding more of these? Because adding value, under me, is what they learn. What else? You could do the marketing and acquisition yourself? Go for it! Subway has their own production and marketing... oh wait, no they don’t. So change the name, lead generating dude/dudette, broker, marketer... I think it’s the name that bothers you
