Ignore the emotional, you’ll find out the hard way some folks are like that and some lead sources aren’t the best. Don’t be discouraged to ask questions, masters of the universe don’t remember what starting anything was...humility, it’s a beautiful spillover

Hi Kayla, Breathe. Get the property under contract for a price well below what similar homes are going for in your area. You might reach out to a real estate agent that can help you establish what that number is. Before that go look at the home, no big deal. Try and gauge how much work it might need, get friendly with the seller. Get a sense of how motivated they are to sell. Get the comparable prices. Make an offer based on that minus repair minus your fee minus your end buyer’s closing cost and about 25-30% for their profit. Remember sellers are just people.

Nothing wrong with being popular at the courthouse, some counties have to published preforclosure notices on a newspaper somewhere by law. Zillow, unreliable

If your county data isn’t helping approach others doing the same, ask them how they are valuing it. 220 per sqft say 2000sqft is at about 440,000 so is the land 100-200k? An area of town in my area seeing the same kind of moves those would almost be the same numbers I’d value the property with but folks around here revere county data as the final word
