If I were to get registered with the city as a residential building contractor, would I be able to pull all permits needed for renovations? Or would the electrician, plumber, hvac, etc still need to pull their own?

Hey everyone, just wondering if anyone can recommend some stores for things such as tile, flooring, stone slabs, etc. That aren't Lowe's or Home Depot lol. This is my first flip so I haven't found an the "mom and pop" stores yet.  TIA.

I guess I'm wondering what can I do to start  positioning myself so that when it is legalized I can capitalize on it. And I'm speaking of completely legal operations lol.

Hey Everyone, I'm new to real estate. I just put my first house under contract and plan on BRRRRing it. My long term goal is to have a diversified portfolio of sf and mf residential and commercial cannabis. With that said, I know very little about the cannabis industry from a RE pov. My question is, where do I start? How can I get into that market other than running a  dispensary (don't want to operate a storefront)? Is there even a market for it currently with Texas being very anti-marijuana? Any and all advice is welcomed.

I've been looking into Fannie Mae's Homestyle Renovation Loan program, and was wondering if any of you have any personal experience with this loan program or know a lender that participates with this program you'd like to share and/or recommend.

When using a private money loan how do you handle the interest rate? Do you give a flat rate of return on money borrowed,ex. I borrow 100k and guarantee 20% I repay 120K, or more of a traditional loan?

Hi Everyone. I'm just starting my real estate journey, and I have several questions regarding starting my llc and then to hopefully keep on retainer for future needs. I actually don't know a single lawyer personally, and I don't want to pick a random off a google search lol. Any and all help is greatly appreciated.
