Texas Cannabis Industry

Hey Everyone, I'm new to real estate. I just put my first house under contract and plan on BRRRRing it. My long term goal is to have a diversified portfolio of sf and mf residential and commercial cannabis. With that said, I know very little about the cannabis industry from a RE pov. My question is, where do I start? How can I get into that market other than running a  dispensary (don't want to operate a storefront)? Is there even a market for it currently with Texas being very anti-marijuana? Any and all advice is welcomed.

Drug dealer seems to be the only option currently available since recreational marijuana in not legal and even medical is severely regulated
