I am already starting to see more activity in the market as the interest rates drop, across my listings and also more of my buyers becoming more active, I am sure this will be a domino effect and eventually cause sales volume to increase across the market as a whole both locally and nationally, DOM to decrease, and create a temporary FOMO in the market if rates drop to quickly.

The land bank is an interesting place, currently there are 2,770 properties for sale in the land bank which almost half of what is currently active in the local MLS. There is definitely more options for investing opportunities on the open market than on the land bank. Another thing to note is that the land bank has a ton of cheap property but they are not worth investing in even though it may look enticing because they can be much "Cheaper" but the ROI is not there unless your a heavy cash investor with a ton of experience basically building from almost nothing. (Lots of banks will not lend on properties like this due to the fact that your rehab will typically be more than your purchase). Another fact about the land bank is that as soon as you bid on a property, the city will market your bid and try to get other investors to bid out of FOMO. It's just another grab for the city to make up lost taxes. I am happy to show you a better way to get into the BRRRR method with as little as $10,000 in the bank and invest in Memphis TN real estate the "normal" way.

It has passed it's housing inspection and the Midsouth Turnkey is footing the bill for the rent until the housing office starts paying. To say this BRRR was a disappointment is an understatement. I know I reached out for points of contact in the area for doing more transactions but at this point I think I'm done.  I do not see myself buying another single family rental.  As far as investing for income and equity I am moving strictly to Syndications.  They have appealed to me since I learned about them and I have learned a lot from Jim Pfiefer and Left Field Investors.  They just announced they were bought out by Bigger Pockets and will be joining the company under the name PassivePockets and I can't wait to continue to learn with them.

Given the required time and number of transactions needed to get the right people for these I do not have the time to do it.  I've had nothing but price gouging and overall terrible service when it has come to dealing with single family homes.

I wanted to say thank you to everyone that reached out and provided their help and I'll hopefully see some of you in the PassivePockets forum.



I wouldn't quit brother, just learn from it and keep going. I know thats easier said than done, you just need change up your process on how you buy. Happy to help you find better deals and provide you with better comps than what was given previously.

I usually charge a $50 deposit per pet and $50/month per pet.

I'm just newer here and can't speak to the nuances of certain areas as well as I could for Memphis. I will say: they're very similar cities in a lot of ways, but I'm not scared of it.

Thanks for your service, brother. We will continue to live in MD as my fiancée’s family is all here, but I think it’d be very realistic and *relatively* easy for me to invest in LTRs in Memphis. All of my family is still there and I’ve still got a ton of ties.
