hey bp, im in the process of getting my license for real estate in texas. i have two charges that are both misdemeanors, one of them i am currently on probation for. i had a theft charge in 2014 that was a class b but lowered to a class C, and a possession of marijuana charge in 2015 that is a class b. i am willing to provide all the information necessary and will coorperate with the commission in whatever way they need me to. i own up to my actions and dont make excuses although i know sometimes that may not be enough. will this bar me from getting my license? i would never mislead or deceive a client as i want to make a living in real estate, but let me know what you guys think. thanks a lot.

@Jeff Akstin are the contracts pretty different and how motivated are sellers usually?

also another one i forgot to mention is commercial property, any ideas on these sort of deals?

hey guys i have been doing wholesaling for a while and i have recently come into some situations where im not entirely sure how to market a particular property, in this instance its land. how do i negotiate a land purchase price? is it pretty similar or do people negotiate differently and also, do cash buyers show interest in land? the reason i ask is because im not sure whether or not i can do an assignment of contract and if so i would love some insight on how to execute a contract. thanks a lot!

hey guys does anyone who does probate leads consider leads that were filed about a month ago to be dry leads? in other words, i door knock probate leads and i was interested to know if it would be a good idea to pursue leads from the beginning of the month and maybe even the beginning of the year if the case is still open?

hey bp, does anyone know anything about the possibility to do a lease option or lease with option to buy in X amt of years on commercial properties such as apartments or multi family properties? do sellers of commercial property do lease option or do they almost always require cash down payment?
