It might limit your tenants somewhat depending on the location. I think someone who works in the trades would probably need to find a garage property. That said, that really only represents one small subset of the population. A good deal is a good deal and there's a tenant for every property!

Well done! Was this flip in Philadelphia? I look for similar numbers but I would say the purchase price of 99k is the hard part these days. In any case it sounds like you found a formula that works. Keep it up! As far as the extra paint it sounds like you just picked the color for the next flip and saved yourself some labor (waiting around at Home Depot ) costs.

I only started a few years ago, but if I could go back, I would have leveraged more and have bought more properties. I would describe our investing in Philadelphia as having been safe. Given a do-over, I would take on more risk (debt). Monday morning quarterbacking.
