Just a suggestion but maybe you can use him for the more detail oriented work (like finish carpentry) and hire out the grunt, less skilled work (like demo and rough in framing) to a younger, cheaper contractor. Maybe everybody can win.

Can’t really help specifically with what you are looking for. However to piggyback onto this idea, I think modular construction would be a fantastic solution to a lot of the issues with new construction we see in the northeast in cities. Lots are uniform, say 14’-16’ wide, and construction costs are expensive. Crane in two boxes per floor with a splice in the center to accommodate variances in width. Stack them three high and save 100k in construction costs.

Great info. My takeaway for south Philly is that appreciation is happening away from established neighborhoods (not surprising I guess). Not many shells left in 19147 and thus the modest 2% appreciation. I would also imagine a lot of the bump in 19146 is coming from west of the tracks in grays ferry. Anyway thanks for the great info.

Unless you think this is a neighborhood with strong appreciation potential, I’m going to say, no, not a good deal. For what it’s worth I also like rowhomes in Philly for that price point a lot more than condos.

I have installed closet systems from IKEA in the past. I like the system design, although they do tend to be more expensive. However the IKEA on Columbus has a great sale section and I'm sure you can find some bargains, especially for the blanks.

I just wanted to add the stiletto titanium hammer to the list. A little pricey but great for framing! They sell them at Home Depot now.
