Does anybody have a new favorite tool recommendation? I recently purchased two that I feel have been game changers in terms of doing the same job, but faster. One was a cordless finish nailer. No more lugging around the compressor and hoses. I love it. The other was a dewalt laser that I recently bought to do some simple framing. So much easier than using a level. I find myself leaning towards any tool that makes the job faster.

I say yours still counts as a win. How did you invest the profits you made? My investing mistake would have been not understanding the power of leveraging and buying our first property with cash and letting it sit there. That said it's done great and there's always time to tack upwind and adjust.

I think people pay a premium for new homes, much like cars. Once you drive them off the lot, you lose value. If you are looking for something to force equity, it's not likely a new build.

Get a good property inspection and request that the seller does the required repairs. It will make 2k that you "overpaid" disappear immediately.

Yeah if there are any shut offs or an electrical panel in the space I say you have to leave it accessible (open).

A little different than a container home but a recent build on Washington by 11th was modular construction. It went up in a weekend after the foundation was in place. I've often thought these south Philadelphia 14' to 16' wide lots are perfect for modular construction.

Looks great Arjay! I would be interested in hearing the numbers from the project if you want to share them. Where I am in Philadelphia, I would probably have paid 100k-150k for the property depending on location and size and tried to rent it for $1200-$1700. With rehab costs I would be ballpark 1% metric of monthly rent to purchase price. I know there are parts of philly that blow my numbers out of the water in terms of ROI but I like our area.
