Great insight Ronald...I have a 401k right now and contribute to it each month. I'm in my second year of having a 401k, are there any upsides you see to having and contributing to one?

What are some hot points to look for when trying to determine the location of a potential property to rent? I'm sure when looking to rent out a property you always run the risk of no one biting but what are some things to look for purely based on location of the property?

Thanks for your quick response! In your experience would it make sense to maintain an immaculate or near immaculate home if I'm looking to rent out to students? I have lived in a "college house" and the owner didn't care much about the quality of the house, it seemed like as long as it didn't burn down he was happy. 

Other than the co-sign from parents what are some other things to include in a lease to gear it more towards students?

I'm just starting out, have made no purchases, but am very interested in investing in properties located near colleges or in "college towns" for students to live in. I'm not looking to only allow students but want to focus on communities with a lot of students. Would it be smarter to look for multi-family homes with multiple units for more students? Or would finding single family units be a smarter move?

I'm currently living in SouthEast PA, an area flush with lots of colleges and universities. I'm also relatively new to the area with little knowledge about some of the smarter places to look for properties. Any advice for the SouthEast PA area?

Hello all! 

My name is Jon Pacitto, I'm extremely new to the real estate investment market (ie. no purchases) and am interested in learning as much as I can about the basics of purchasing, rehabbing, and reselling homes as well as renting out homes I own. Thank you for any tips, feedback, and new information!

I'm currently looking for properties in the greater Philadelphia area as well as any potential rental markets slightly outside of Philadelphia. My goal for my wife and I is to own multiple homes by the time we are 30 and to be debt free by that same time. By the time we are 40 my goal is to be independent from any work other than managing the properties we own.

As we are both 23 I believe these are achievable goals and I am excited for any help with the right first steps to make these things happen. Thank you all!
