College Towns

I'm just starting out, have made no purchases, but am very interested in investing in properties located near colleges or in "college towns" for students to live in. I'm not looking to only allow students but want to focus on communities with a lot of students. Would it be smarter to look for multi-family homes with multiple units for more students? Or would finding single family units be a smarter move?

I'm currently living in SouthEast PA, an area flush with lots of colleges and universities. I'm also relatively new to the area with little knowledge about some of the smarter places to look for properties. Any advice for the SouthEast PA area?
