The biggest issue with doing this from a distance without coming here a few times is that you'll most likely end up doing business with all of the wrong people. SA is really hot right now and it's very hard to find quality people to work with if you don't spend the time to network here.

Kenneth McKeown When it comes to choosing a city it really depends on your strategy. While everyone knows Austin is over priced it's still a great place to do quick flips if you find them. As far as San Antonio goes, I believe it's just starting to pick up compared to the other major cities. Right now we get great cash flow. So if Invest correctly over the years your ROI will be better than any other city. As far as investing in multi, I get that you hear that from every podcast and it is a great idea the issue is that it doesn't work in every market. In SA decent multis are selling too high to make sense. The only areas that have cash flowing multis are a little ghetto. So it really depends on your comfort zone.

It really depends on the deal but yes, it usually includes everything. Gross CCR is typically 28%+

@Miles Stanley I'm not saying it's a bad deal, all I'm saying is that there are better deals out there. We stay above a 20% CCR on SFR. But at the end of the day you have to invest in whatever you're comfortable in.

Hello Kelly Bredlow it really depends on what your investment goals are. If you want to flip there are certain areas for that. If you want cash flow other areas are better. If you want to go over the SA market feel free to reach out.

Miles Stanley in my opinion I think there much better deals out there. You're paying retail which I don't think is necessary. The only multi family houses for sale that do make sense are in lower end neighborhoods. Right now SFR are providing a much better return.

Using HML doesn't matter too much if the deal is good enough. The only issues that we're seeing too many wholesalers take a lot of the meat off the bone. If you have a job I recommend to focus on buy and hold as that is one of a few strategies to building long lasting wealth. The reason I say "if you have a job" is because it's a lot easier to refinance and leverage your $50K to acquire multiple homes. Flipping houses correctly is more of a full-time job until you have everything together. Let me know if you want to sit down and go over a few different strategies.
