Hello Everyone! My name is Jose Torres and have been following BP for about 4 months now and just recently became very intrigued in flipping homes or buying/holding homes for passive income. For a new investor like myself with about 50K+ in liquid/capital ready to invest. Where should I begin? I know lots of people recommend using HML as they can also fund most of rehab cost but it does come with a higher interest rate and points.

Thank you again everyone for your knowledge. It doesn't go unnoticed.
