@Mark Gibbs and @Joe Mclain have hit the nail on the head.  Lawyer T should be fired immediately.  I like the idea of finding Lawyer B from a few towns over.  You might have to pay more, but it sounds like you'll pay a bigger price in the end with these two attorneys.

You're $15k-$18k high on each property IMO. That's using the standard ARV x 0.7 - repairs formula. I don't know the Vegas market either, but out here in the Mid-Atlantic, this formula is usually the minimum requirement for investors.

I would say it's about spot on regarding price.  Actually, it might be a little low, but I doubt it.  The houses surrounding it aren't nearly as nice.  Still, a house 2300+ sf historic home that was in a movie that has a pool and a caboose/pool house for $225k?  Seems like somewhat of a bargain to me.

I grew up in Franklin Park.  I now reside an hour and a half south in Hopwood, which is just outside Uniontown.

Have you considered moving to the suburbs?  North Allegheny, Upper St. Clair, Mt. Lebanon, Hampton, Quaker Valley, Fox Chapel, and Pine Richland are all outstanding school districts and while the homes are still a bit pricey, they aren't nearly as bad as Squirrel Hill.

Start with the SS-4 to get your EIN.  Once you've received your EIN, you'll do a Form 2553 to declare your S-Corp status.

A friend once told me on multiple occasions that there were a couple of guys who were up to no good, and they started making trouble in the neighborhood there.  We call this friend the Fresh Prince.  Sorry, couldn't help myself.

I've heard more than one person in the real estate world say that PNC stands for "Probably Not Closing."  Steer clear when it comes to loans.
