This should be fun. Before I explain if anyone needs more details I am happy to provide.

I purchased a tax lien back in November 2014. The deed I got was/is part of 6 deeds that put together is a large business in our area.

I hired Lawyer T to preform the title work on this lien along with serval others. A couple weeks later he calls me and says he was the one that did the large business sale/transaction and some how they missed the deed I purchased. With my permission he would contact the new owners and give them the chance to make it right. Along with explain what happened. We did that with no response & I have optained the deed.

Mean while I am at my regular lawyers office for a closing. We will call him Lawyer A. He seems to think the deed is valuable But he thinks I should hold it for 3 years first.

Weirdly enough Lawyer T called me that same evening and in the middle of our conversation he says. I see you got the deed on that. He said it is useless and I should let it go back for taxes......Hmmmmmm?

Here is a little more about the lot. If you would picture the map of the whole business as a dollar bill. My lot would be a dime sitting right in the middle of it all. I guess at one time it was a graveyard. What would you do if this was yours? I'm excited to see who is going to bebe on Team A or Team T

Lawyer T has not dotted the i's and crossed the t's so I would be done with him.  Lawyer A might be right but it seems he is taking the conservative approach rather than the aggressive approach.  I am not so sure that he is not talking with Lawyer T based on the awkward timing you mentioned.  Some states waiting for the 3 years without doing anything will nullify your rights instead of strengthening them because the owner has possession for that time.   Not so sure Lawyer B might need to be contacted.   I would go to the next town where Lawyer B still understands your state law but not in contact with Lawyer T or A.  Make sense?
