As far as investing in Real Estate and geographics it really depends on what you want to do.  For myself I am in the development of larger deals.  I tend to look all over the country because the distance can be worth the money saved.  For example a property to build on will be cheaper in Oklahoma for me rather than California, which is where I live.

However if you are thinking about investing in fix and flips then being close would be beneficial since you are going to want to have eyes on the property constantly.  It really depends what path of Real Estate you want to pursue.

@Pat West focus is on new development and rehab of existing properties.  Both commercial and residential.  Everything so far is on the West Coast for me.  It is a bit more difficult and heartburn than buy and hold but I feel the payoff offsets that hassle.  The buy and hold stuff I focus on is solely commercial.

You are absolutely right that if you can find the right deal for a cheap buy and hold it will def pay off, especially with the rates and the increase in rents.

Hello! I am trying to track down a excel underwriting to is focused on the purchase of land and then the development of single family/town homes/condos.  

I have several multi-family underwriting, however they focus on a develop and hold.  I am looking for something more geared towards the development and upon Certificate of Occ. to sell out.

Welcome @Pat West!  Where do you focus primarily in your acquisitions?  There is a ton of information on Bigger Pockets.  I am still trying to wrap my own head around it.

Hello,  I recently ventured out to start my own business.  I have experience in the commercial and residential development field. I can handle all aspects of development and construction and oversee a project in it entirety.  The one issue is a lack of funds.  

How do people successful go out to raise equity and capital for projects? Any advice is appreciated.
